We’re open all year-round!
What are the community’s check-in and check-out times?
Check-in is 8am-4pm. Check-out is 11am. We can accommodate late and Sunday check-ins with advance notice. Our office is open Mon-Sat 8am-5pm.
How many RV sites does the community have?
We have 113 Back-in and Pull-Thru sites in both standard and premium classifications. Premium designations are due to larger lot size, desirable locations, site surface or covered site.
What types of RVs can the community accommodate?
We can accommodate RVs up to 52 feet in length and still have two car parking on the site. All of our sites are a minimum of 65 feet which will accommodate a 45 foot RV and two vehile parking. 100% of our sites have full hook-ups with separately metered 100 amp service with 50a-30a-20a receptacles, sewer system and clean plentiful water with 60 psi.
Is there a maximum length for RVs allowed?
Approx 53 ft., some longer, call with your size.
Are pets allowed and are there any breed restrictions?
Domestic dogs and cats are allowed with max of two pets included in the site fee. Unfortunately, dangerous dog breeds are restricted due to our insurance requirements. Check with us on restricted breeds.
Are tents allowed in addition to RVs?
All RVs must have an operational bathroom with shower or tub. We do not allow tents or pop-up campers without these facilities.
Do you rent RVs or cabins?
We rent a full spectrum of pull-through and back-in lots with a wide variety of features and pricing to fit many desires and budgets. We do not rent RVs, cabins or tents.
Is there a minimum stay requirement?
No there is not minimum stay requirement. 95% of our residents are long-term stays. We do however welcome daily and weekly guests.
Are reservations required, or is it first-come, first-served?
Reservations are required but we can accommodate a call-in reservation on short notice. Stays 14 days or longer require and application and background check for all adults 18 years or older.
What is the application process? Is there an application fee?
Stays of less than 14 days there is no application fee. Stays 14 days or more, do require completing a short application plus $20 per adult 18+ for background check. Applications can be simple done online and emailed to you.
Do you accept RVs older than 10 years?
Yes we will accommodate RVs that are older than 10 years providing in excellent condition with fully operational bath and shower facilities It’s simple, just send us pictures of all 4 sides of your RV for review and approval.

ls there Wi-Fi available?
Yes! We have great WIFI that is fast enough for streaming on Netflix, Amazon etc. WIFI can be purchased by day, week or month. Monthly rate is $39.95 with 24/7 professional support.
Are there laundry facilities on-site?
In our climate controlled laundry room, we have coinless commercial grade Speed Queen washers and dryers that you can operate with a credit card or the dedicated app.
Is there a convenience store or camp store at the community?
Only 1.5 miles away are two regional malls offering the all the national brands for convenience, pharmacy, grocery restaurants and retail stores. Since we have so many conveniences near by, we do not have a convenience store on site.
Are there restroom and shower facilities and how clean are they?
We have private restroom/shower facilities that are resort grade and kept spotlessly clean always!
Does the community have a swimming pool?
We have a resort style pool we keep sparkling clear with Cabo decks and water lounge chairs, sun deck with reclining lounge chairs, umbrella table and chairs. Our Managers are Certified Pool Operators and check chemicals twice daily to ensure safety and crystal clear water at all times.
What amities are at each site?
All sites have full hook-ups for electric, sewer and water. We have select paved lots with picnic tables, and concrete paved covered sites with patios.
What is the policy for BBQs and fire pits
Barbeques are allowed with propane or charcoal. Wood burining open fire or fire pits are not allowed, but we do allow propane fire pits.
Does the community provide propane or have a propane refill station?
There is a propane filling station one mile away. We currently do not have a propane filling station but are planning one in the near future. Check with us.
What are the recreational amenities?
Our recreational amenities include a resort style pool and sundeck, upscale dog park with canopies over the park benches and our professional grade stainless-steel dog wash.
Rates and Fees:
What is the nightly, weekly, or monthly rate for RV sites?
We have a large selection of lots types and rates starting at: Daily: $59; Weekly: $285; Monthly: $550. Premium lots range from $640 -$695 and $850 for paved covered lots.
Are there any discounts for longer stays or military members?
The longer the stay the more the discount based on our daily, weekly and monthly pricing. Military and First Responders receive a 10% discount on their first day, week or month of stay.
What is included in the site rate?
Included in all lots are full hook-ups with electrical, sewer and water. Electrical is separately metered per site with 100 amp service and three 50a-30a-20 amp RV receptacles. WIFI is available throughout Homestead and fast enough for steaming Netflix and popular apps at $39.95 per month. Daily and weekly WIFI rates are also available.
Are there any additional fees for pets, extra people, or additional vehicles?
Each site fee includes 1- RV, two people, up to two pets and two vehicles. Additional persons, pets or vehicles will incur additional fees.
What is the cancellation policy for reservations?
Daily & Weekly reservations require minimum 7-day notice. Monthly reservations require minimum 21-day notice for refunds.
Site Conditions:
What are the are the road and RV site surfaces?
Our roads and parking areas are asphalt paved throughout. Most sites consist 4 in. of compacted limestone creating a very hard surface. We do have asphalt paved sites with and patio and picnic table and covered concrete sites with patios.
Are the sites level, or do I need leveling blocks?
All of our sites are flat and smooth, but are on a slight pitch for positive drainage away from the site. Most likely some leveling blocks will be needed except for concrete covered lots.
Are there any shaded or open sites available?
We do have some premium sites that enjoy late day shade from neighboring 30-50 ft. trees along our western boundary. We just planted over 100 live oak trees on lots that really add to the community aesthetics and will provide shade for future seasons.
Are the sites close to each other or more spread out?
All sites are 30 feet wide, consisting of a pad 18 ft and lawn area of 12 ft. All lots are a minimum of 65 ft. long with premium pull-thru lots 72-77 ft. in length. Some lots are on a radius which will offer a wider lot going to the rear.
Are there any noise restrictions?
We have quiet hours from 9pm to 8am. Additionally, loud noises that would be bothersome to neighbors are not allowed during any hours. With our full hook-ups generators are not needed or allowed to during any hours.
